1885 flat. Bought in 1984 and improving it since. My focus in weeks of no rain is outdoor projects.  I move inside when it is cool and wet.

Best three things are location, location and location. On 19th street between Noe & Sanchez, halfway between Castro Street and Dolores Park, view of some sort from every room.

“Your room”  is the dining room furnished as a bedroom adjacent to the living room furnished as a dining room and my movie editing studio.   Doors between the rooms can be opened for more light and air.

There’s one water closet and one bathroom for everyone.  The bath badly needs a redo, but that’s a rainy season project for when I get open projects completed.

I did a stint at retail one christmas, and consequently have a very well equipped kitchen.

Washer & dryer in the basement, although we also have a drying line on the deck outside your room.  Hot water is made by a high efficiency boiler in the basement.

Have max speed DSL, no cable but all OTA broadcasts from Sutro Tower, no San Bruno signals (NBC).

If you like gardening, there is plenty of opportunity for you to relax and meditate while helping keep the back yard tidy.  Il Forno a Pizza is in the back yard, too.

You should feel comfortable about using the entire flat indoors and out as though it is your home, as it is your home.  This includes being able to say things like “you left the kitchen counter in a mess” if I left the kitchen counter in a mess.

I frequently host my out of town college alumni friends when they visit San Francisco. The back office also serves as our “guest room.”

Two very cool gay guys live in the flat downstairs.  As to my current knowledge, neither is listed the IMDB.
